ChatGPT and Claude inside the agency system: what they can and cannot do
Through MCP an AI assistant such as ChatGPT, Claude or Gemini connects to the agency system and works with the real data: it finds listings, sees who is waiting for a call, saves a note or a task. The end of copy and paste
Most agents first meet AI like this: open ChatGPT, paste the listing details, get a description and copy it back into the system. It works, but the assistant knows nothing about the agency — not which listings you have, not which client is waiting, not what happened yesterday.
So the questions stay generic. “Write me a description” is easy. “Which of my buyers are looking for a 3-bed in Lozenets under €200,000 and which of them have not heard from us in two weeks” is impossible if the assistant cannot see the database.
What MCP is, without jargon
MCP (Model Context Protocol) is a shared standard that lets an AI assistant connect to another system. Think of it as a socket: the agency system offers a set of actions, and the assistant uses them when it needs to.
- The assistant works with the real data — the agency’s listings, enquiries, tasks and deals.
- You copy nothing — you ask in plain words, the assistant searches and answers by itself.
- It works with different assistants — Claude, ChatGPT, Gemini and any that supports the standard.
What agents ask
The most useful questions are the ones that otherwise take five screens:
- “Whom should I call today and why?”
- “Which buyers match the new listing on Shipka Street?”
- “Which of my listings have no photos or have not changed in three months?”
- “How many viewings did the project have this month and which apartments are reserved?”
- “Add a note to the client: wants a viewing on Saturday after 11.”

How the data is protected
Every manager’s first question is the right one: “What does the AI see?”. The answer should be the same as for an employee.
- The assistant sees only what the employee sees. It connects on behalf of a specific person and inherits their permissions.
- Access is by group: no access, read only, read and write, full. The manager decides what each group can do.
- Tools with personal data are locked by default. They are unlocked explicitly, only for the groups that need them.
- Some things AI does not do: there is no publishing or removing a listing from a portal through the assistant — that happens in the panel.
Connecting takes one click (OAuth): the employee signs in to the system and approves access, without copying tokens.
Why this only works with AI in the core
An assistant is as useful as the data it can reach. If AI is an add-on on top — a separate window, its own chat, its own copy of part of the data — it sees a slice of the picture and goes stale fast.
