The Facebook lead — with an agent, not in a spreadsheet
Connect the page once. Every lead from Facebook and Instagram forms arrives as an enquiry with its campaign and ad, spend comes in every 6 hours, and Meta learns which leads reach a viewing — without their names.
Try the path of one Facebook lead

- In seconds, not by hand
Meta reports the lead at once, and an hourly check fetches any lead that got lost on the way.
- Each form, its own route
For each form you pick the project, type, subject and agent — or automatic routing. Answers with no field of ours go into the text with their question.
- To Meta — no names
From the forms only the ID Meta itself gave, the stage and the time go back. No name, phone or email.
From the form to the cost of a viewing
Every form becomes an enquiry
The lead arrives with its campaign, ad set and ad. For each form you choose the project, type, subject and agent — or leave it to automatic routing.
“Import old”
Meta keeps leads for 90 days. Import all of them, the latest few or chosen ones — with their real date and no notification for each.
A new form from here
Create an instant form from the system with ready questions — budget, property type, area, preferred viewing time. Answers land in the enquiry with readable labels.
Spend and results per ad
Every 6 hours: spend, conversations, calls and landing views per ad — beside the enquiries, qualified leads and their cost. With the ad’s image and copy.
Who sees your ads
Spend and leads by age and gender, region, placement and device — once a day.
CRM audiences — optional
Clients with a deal — to exclude from ads; enquiries with marketing consent — to advertise to. Hashes only, once a night, off by default.
Let Meta look for people who come to viewings
Choose the qualified status
By default it’s the viewing — the booked one for a buyer, the valuation visit for a seller. The agency can change it for each direction.
Connect a dataset
In the agency’s Events Manager: a new CRM dataset, its Dataset ID and a Conversions API token. Paste them into the system and switch sending on.
Stages go out every 15 minutes
Each stage goes out once — the first time the lead reaches it. “Assigned”, “No answer” and the archive don’t: that’s internal work.
Optimise in Ads Manager
After about 7 days of events you order the stages in Events Manager and pick “Qualified lead”. Meta turns optimisation on from 200 leads a month.

Frequently asked about Meta
Do we need our own app in Meta?
Yes. The agency creates its own Business app in Meta for Developers and enters the App ID and App Secret in the system. The steps are in the system itself, you go through them once, in about 10 minutes, and no Meta App Review is needed.
Do Instagram leads come in too?
Yes. Leads from Meta forms come from both Facebook and Instagram — with the platform, campaign and ad the person came from.
What about leads from before we connected?
You bring them in with “Import old”: all of them, the latest few or specific ones. Meta keeps leads for 90 days. They arrive with their real date and the form’s settings, with no notification for each, and ones already in are skipped.
What does Meta learn about our clients?
For form leads — only the ID Meta itself gave, the stage and the time. Site leads go out only if you switch that on and only with marketing consent given at the enquiry — then with the ad click and a hashed email and phone. Everything is off until you turn it on.
Can a lead get lost?
The system checks every active form every hour and fetches leads that didn’t arrive by themselves. A lead sent twice never becomes a second enquiry. If Meta cuts access, the people who can fix it see a red bar and get a notification.
How often does spend come in?
Every 6 hours, per ad and day. The last 3 days are refreshed because Meta keeps counting, and the first pull goes back 30 days.
