Real estate software: what it does for an agency

Real estate software brings the listings, clients, deals, the website and portal publishing into one place. Instead of several programs and an Excel sheet — one system where every property is entered once. Here is exactly what OptiEstate takes on.

One system for the whole property sale

Real estate agency software is the program in which an agency keeps its properties, clients and deals, and from which listings go out — to the portals and to its own website. Inside OptiEstate you get:

Properties and listings

No limit on listings or photos, with a history of every change. From the Core plan up, AI writes the descriptions and translations.

Clients and enquiries

A CRM with the client’s whole history. Enquiries from the site, the portals and ads come in on their own and can be distributed automatically.

Property–buyer matching

Every new listing is compared with saved searches and the agent is notified.

Publishing to the portals

One listing to 10 portals and the OptiShare network. Changes and taking a listing down when it sells go out on their own.

The agency website

An add-on with no monthly fee. A change in the system shows on the site right away.

Team and reports

Permissions by role, a report for every agent and team goals that count themselves from the records.

A property’s path through the system

You enter it once

The details, photos and description go in one place — from a computer or from a phone out in the field.

It goes out everywhere

With one click — to the chosen portals, to OptiShare and to the agency website.

It finds the buyer

The system matches the property with saved searches, and enquiries land in the CRM with their source.

It gets to a deal

The viewing is in the calendar with a reminder, the contract comes from a template, the signature is by link — all attached to the property.

The viewing starts before the meeting

A buyer looks at the property online first. These are the digital tools agencies on OptiEstate have for that:

360° virtual tours

A tour of the property — and for a project, of the whole building, with the price and status of every apartment. On the Pro plan.

AI staging of photos

An empty room is shown furnished, so the buyer can picture the space. On the Pro plan.

3D map

Projects and exclusive listings on a 3D map, optionally with an area instead of the exact spot. On the Pro plan.

A viewing from the site

The site chatbot (an add-on) finds listings and books viewings around the clock, and the viewing lands in the agent’s calendar.

Frequently asked questions

What is real estate software?

A program in which an agency keeps its properties, clients and deals, and from which listings go out to the portals and the website. OptiEstate brings all of it into one system: properties and listings, a CRM, property–buyer matching, publishing to 10 portals and OptiShare, the agency website, documents and team reports.

What digital tools for online viewings does OptiEstate have?

360° virtual tours of properties and whole projects — with the price and status of every apartment, AI staging of empty rooms in photos and a 3D map of projects and exclusive listings (on the Pro plan). The site chatbot (an add-on) books viewings around the clock, and the viewing lands in the agent’s calendar.

Which agencies use OptiEstate?

Among them are SProperties, Esteem, Masis Estate, United Buildings and Aura Imoti, as well as agencies that are not listed by name.

How much does the software cost?

The price is per agent per month, excluding VAT: Starter — €15 (up to 3 agents and one office), Core — €22, Pro — €32. Enterprise with a dedicated server is quoted. There is no setup fee, and moving the data from your current system is free.

Does it publish to imot.bg and the other portals?

Yes. The property is entered once and goes out to the chosen ones of 10 portals — imot.bg, alo.bg, imoti.net, OLX.bg, Indomio, IMI.bg, Sakvartirantite.bg, Domaza, Realistimo and Svobodni-kvartiri.com — and to the OptiShare network. For the automatic link imot.bg requires a paid package; without it, listings are uploaded with the browser extension.

Is it suitable for developers and investors?

Yes. A project is kept as a building with floors and units, with a status for every apartment, and the website shows it with live prices.
