An SMS to the client — when something happens
The agency connects its own SMSAPI account once. From then on the system sends SMS by itself: when an enquiry is received, a viewing is confirmed or coming up, a document is waiting to be signed. Each SMS is switched on separately, starts with the agency’s name and is in the client’s language.
Try when an SMS goes out
A demo with a made-up agency and client: what happens in the system, what goes through SMSAPI and what the client sees on their phone.
- The account is the agency’s
SMS are paid from the agency’s balance in SMSAPI. OptiEstate doesn’t resell SMS and has no shared account.
- Every SMS has its own switch
By default they are all off. You switch on only the ones you want, and the emails and notifications stay as they are.
- A guard on the balance
A daily cap, up to 5 automatic SMS per number and local numbers only — against bots and a surprise bill.
From the enquiry to the thank-you after the deal
The enquiry is received
“We got your enquiry” — by default only when the client left no email, or always. “We tried to reach you” — when the status turns to “No answer”, with the agent’s phone.
Viewings
A viewing confirmed or declined — with the time and the agent. A reminder 2, 3 or 24 hours before, but never between 21:00 and 8:00.
Signing
The signing link goes out in the agency’s name, not from the agent’s phone. A client with no email confirms the signature with a code by SMS.
A missed call
With UniTalk telephony: “We saw you called us” to a known contact in the CRM — once a day and never at night.
After the viewing and the deal
The agent asks “How was the viewing?” with a link to a short questionnaire. After the deal — a thank-you with a link to a Google review.
The “SMS” button
In the enquiry and next to every number in the contact: the agency’s templates, the client’s and agent’s names in the text and a character counter.
A step-by-step guide, with a test SMS at the end
An SMSAPI account
The agency signs up at smsapi.bg — free and with no card. SMS are paid from the account’s balance; with no balance nothing goes out, not even a test.
A token
In the SMSAPI panel you create an OAuth token with the SMS, Profile and Sender names rights. The system tries it before saving it.
Sender, alphabet, cap
The sender, Latin or Cyrillic, the most SMS per day, local numbers only and test mode.
Which SMS, and a test
You switch the occasions on one by one and send a test SMS to your own number to see how it looks to the client.

Frequently asked about SMS
Do we pay OptiEstate for the SMS?
No. The SMSAPI account is the agency’s, and SMS are paid from its balance, at SMSAPI’s rates for the agency. OptiEstate doesn’t resell SMS. The integration itself is in every plan, Starter included.
Which SMS does the system send by itself?
“We got your enquiry”, “We tried to reach you” on a “No answer” status, a viewing confirmed or declined, a reminder before the viewing, “How was the viewing?”, a thank-you after the deal, “We saw you called us” after a missed call, and the signing link and code. Each one is switched on separately — by default they are all off.
Does a client who left an email get an SMS too?
For the enquiry — not by default: “We got your enquiry” goes out only when there is no email, so you don’t pay for an SMS when there is another way to reach the client. The agency can choose “always”. The other SMS go out once they are switched on.
Does the SMS go out under the agency’s name?
Every SMS starts with the agency’s name, so it’s clear who it’s from. As the sender, the name is approved by SMSAPI (Sender names) — until then messages go out from the account’s default sender.
Latin or Cyrillic?
The agency chooses. In Latin one SMS holds 160 characters, in Cyrillic 70. In Latin the system transliterates the text by itself (Щ → Sht), and the “SMS” window shows how it will go out. Longer text is several SMS.
How does the system protect the balance from bots?
A public form is an opening for SMS pumping: a bot types expensive foreign numbers to drain the balance. So by default SMS go only to local numbers, up to 5 automatic per number and up to 3 per visitor IP a day, and the daily cap stops everything above it. The name from the form goes into an SMS only if it is a name.
Who at the agency can send an SMS by hand?
Only people with the SMS right — the “SMS” button in the enquiry and the contact is hidden from everyone else. The balance and limits have a right of their own. Both are given in “Groups and permissions”.
How can we test without sending real SMS?
With test mode: SMSAPI checks everything but sends and charges nothing — it only needs a balance on the account. The test SMS from the guide goes to a number you choose, and delivery reports and the log of every SMS are in Integrations › SMSAPI.
More services — in one system
The SMS go out by themselves — in the agency’s name
In the demo we walk through the connection guide and show which SMS go out on an enquiry, a viewing and a signature.
