Your Telegram channel — fills itself
The agency’s bot posts new properties, price drops and new projects to the channel — at the hours you choose. A sold property is marked by itself, and a post comes down with a single “Remove”.
Try the path of one post
A demo with a made-up property: the channel posts sales with at least 3 photos. On the right is the channel as subscribers see it.

- The bot is the agency’s
You create it in @BotFather and make it an admin of the channel with rights to post, edit and delete. Without them the system won’t switch the channel on.
- Silent, if you like
The channel can post silently — subscribers see the post without their phone making a sound.
- No address
The channel gets the area and city, the price and the photos. The exact address is never even read.
Posts that look after themselves
An album and a button
Up to 10 photos in an album, the text under the first one and a separate message with the “See the property” button to your site.
Three kinds of post
A new property, a price drop — the old price struck through, the new one and the percentage — and a new project. You decide which go out.
Your own text
The post template is yours — with bold, italics and fields like {title}, {price}, {location}. A line whose value is empty drops out by itself.
Sold — marked
Once an hour the system checks what was posted in the last 30 days and edits the post of a sold or hidden property: “❌ No longer available”.
“Remove” and the 48 hours
Within 48 h the post is deleted entirely. After that, its text becomes “The listing has been removed.” and the button goes. That’s Telegram’s rule.
You know what brought them
The listing link carries the channel’s code. With a campaign under the same code in the system you see the visits and enquiries from Telegram.
Three steps and the channel is in
A bot in @BotFather
/newbot, a name and a username. The token is the bot’s password — it goes straight into the system, never by chat or email.
The bot — a channel admin
The channel can be public or private. The bot gets three rights: post, edit and delete.
“Find” and switch on
The system finds the channels where the bot became an admin in the last 24 h, or you enter the @name. Then the rules and the switch-on.

Frequently asked about Telegram
What do I need to start?
A Telegram channel and a bot made in @BotFather. The bot becomes a channel admin with rights to post, edit and delete — without them the system won’t switch the channel on.
How many posts go out a day?
As many as you set — up to 50. By default it’s 10 between 9am and 9pm, spread evenly across the window. You pick the weekdays too.
Can the same go out on Viber too?
Yes. A new Viber channel follows the Telegram channel — the same properties at the same time. If you want separate rules for Viber, remove the follow and give it its own.
Can I post a specific property?
Yes. In the property details, next to the portals, the channel has its own “Post”. A property that has already gone through the channel won’t go a second time.
Will subscribers see sold properties?
Posts from the last 30 days are checked once an hour. As soon as a property is sold or hidden, its post is edited to say “❌ No longer available”.
