The property’s price — with the market next to it

Before you meet the owner: the market benchmark shows where the price per m² stands against live listings, and a CMA from your deals gives a suggested price and a report to leave on the table.

    What happened
      • A benchmark, not a valuation

It compares asking prices of live listings, not deal prices. It tells you where the price stands against the market.

      • The closest place

The area if it has at least 8 comparables; otherwise the city, then the region. Confidence is high with 20+ in the area.

      • CMA from your deals

The comparative analysis starts from the agency’s own sales and gives a price range with a confidence level.

      How a CMA is made

      Open it from the property

The CMA starts from the property itself — its data is already in the system.

      The comparables

Sales in the last 12 months and, if there are too few, active listings — by the filters you pick.

      The adjustments

Each comparable is adjusted for the difference in size and other features.

      The report

A price range, confidence and the local market — average deal price, days on the market and discount. Saved as a PDF too.

      Frequently asked about market analysis

What does the market benchmark compare the price with?

With asking prices of live listings of the same type and deal, sized within ±30% of yours. First in the area; if it has fewer than 8 comparables — the city, then the region. You get the median price per m², a range and a confidence level.

What is the difference between the benchmark and a CMA?

The benchmark is a quick look at the live market by asking prices. A CMA is an analysis from your deals and listings — with adjustments, a suggested price and a report for the owner.

      Which plan are they in?

CMA comes with Core and up. The benchmark against the live market is in Pro, together with price history in OptiShare.

Can I show the analysis to the owner?

Yes. The CMA report is saved in the system and also opens as a PDF — with the suggested price and the local market.

What if there aren’t enough comparables?

The benchmark says so plainly instead of showing a figure from three listings. Below 8 comparables confidence is low, and below 3 there is no result.
