Every new property — in front of the buyers waiting for it
The buyer’s search lives in the system. When a suitable property comes in, the system spots it and tells the search’s agent — no digging through lists.
Try how a property finds its buyers
A demo with made-up people and a made-up property: a new flat is compared with the buyers’ searches in the agency.

- Both ways
A new property looks for its buyers, a new search for its properties. The notification goes to the agent who will make the call.
- Required means required
Price, location and the required features decide whether the property makes the list at all; desired ones only add points.
- The client stays hidden
Matching searches show the percentage and the agent with their phone — not who the buyer is.
The percentage is not a guess
Price — 30 points
Within the budget — full points. Up to 10% outside it — half. More than that and the property drops out.
Location — 20 points
The search’s location has to match, and if areas are picked, the property has to be in one of them.
Features — 50 points
Required ones, such as a lift or a floor, are all or nothing — 30 points. Desired ones bring up to 20, depending on how many match.
A 20% threshold
The percentage is the points against the possible ones. Below 20% the search isn’t shown — the noise stays out.
The match is where you work
On the property
The “Matching searches” tab: the percentage, the price range and the agent of each search.
On the search
“Matching properties” from your own base, and on Pro also from OptiShare — other agencies’, portals’ and private sellers’ listings.
In the contact file
“What to look out for” says how many buyers in the agency are waiting for their property — only matches of 80% and up.
On the phone
A new search notifies the agents of the matching properties, and a new property — the agents of the matching searches.

Frequently asked about matching
Who gets notified about a match?
The agent who runs the search — with one notification in the system and on the phone, however many of their searches match the property.
Why doesn’t a property show up as a match?
Usually because of the price or the location — both are required. A property more than 10% outside the budget or outside the search’s location drops out, as does one without the required features. Below a 20% match the search isn’t shown.
Does a colleague see my client?
No. Matching searches show the percentage, the price range and the agent with their phone — not who the buyer is. You agree it agent to agent.
Are searches compared with other agencies’ listings?
On the Pro plan, yes — through OptiShare: with other agencies’, portals’ and private sellers’ listings, and your property with the searches other agencies have shared. Your searches go there only if you share them explicitly, and without the client’s details.
What if the client asks for a pause?
You freeze the search: it stays in your list, but gets no matches and leaves OptiShare until you unfreeze it.
