Who they are for
They were built for brokers, but they work in both directions: sometimes you open them before a meeting, sometimes you send the link to a client so they can see the numbers themselves and stop asking.
Every calculator shows what the total is made of, line by line, rather than just the final figure. That is the difference between a tool that convinces and a tool that only counts.
What they calculate
Three of them look at the transaction itself: purchase costs with the local tax, notary fee and registration; what the seller keeps after commission, documents and mortgage repayment; and price per square metre, which is how listings of different sizes get compared honestly.
The other three look at the buyer's money: the monthly payment and what the interest adds up to over the full term, what price is realistic on a given income and savings, and rental yield after vacancy, tax and running costs.
How accurate they are
The statutory rates follow general practice and differ between municipalities — which is why, where it matters, the calculator asks which municipality. Final fees are confirmed by the notary for the specific transaction, and the rate and terms of a loan by the bank. These are a guide before the conversation, not a replacement for it.
